    Mtechnic door trim replacement question

Any suggestions to prevent future rust around the Mtechnic trim (at the bottom of the doors)?

I have replaced both sides over my ownership and it seems like the downfall of the trim is that the water draining out of the door drain holes seeps between the trim and the door and gets trapped there.

Next thing you know, the metal in the trim rusts, the trim starts to loosen near the drain, and even more water gets into the space between the door and trim until the door starts rusting.

I have been impressed with how well cavity wax has worked in preventing rust inside the doors to this point. Has anyone tried spraying cavity wax inside the trim right before installing it on the door? I figure it would eliminate the space and seal the water out and keep rust from developing. It may also help the trim slide onto the door easier. I guess my only concern would be that the trim may either not stay on as well, or be harder to get off (which I think would be ok.)

My other idea is to install and then seal the borders with cavity wax. Any thoughts or ideas? Has anyone tried anything like this? These buggers are expensive to have to replace regularly!

On both of my E34's I sprayed with cavity wax before install, haven't had any rust return yet. I did them several years ago, both cars are daily driven. I think it will inevitably return at some point tho.

So you sprayed cavity wax inside the mtech trim? Mine is not a daily driver, so hopefully this will be a long term fix

It's a really flawed design, between the door draining into it, and any water outside too, any break in the paint is the beginnings of rust. Plus any small stones or dirt that get lodged in the gap between the top of the trim and the bottom of the visible portion of the outer skin get ground into the paint because the trim seals pretty tight against the rocker panel. I have new trims to go on mine and the difference in softness between the sealing strip old vs new is incredible. The old one has worn through the paint on the rocker it's so hard.

No, we are talking about the trim piece on the actual door, the very bottom border.
