So purchasing a 2011 x3 f25 with 18inch rims and low profile run flats.
I intend to drive this thing on the beach so I need to get another set of rims to put regular tyres on that can be deflated for beach.
Do I need to drop down to a 17incb rim to accommodate for the taller tyre??

Yes to 17". Here are the BMW part #'s for 2 factory 17" wheels:

Your stock tyre size will now be 245/55/17. Opinions will vary about after-market wheels for BMW's, if you can find a set of OE 17's in a junk yard do it. Send pics of your new dune buggy once you get it set up.

I have a 2011 X3 28i as well. I had some F15 style 467s as spare wheels for my E53 X5 and researched and finally test fit it. They work fine on the X3, along with the X5 tires. The X3 looks a bit more beefy because of the rims and it brought down that wheelwell gap.
