Price is fine, it’s a Lightweight, and rare. They are beyond pricing based on function and/or form.
There’s nothing really to discuss.
One side will say over priced, I can build that for 30k, yadda yadda.
One side will think E36 M3 are worth no more than $5k.
and then the Owner’s of Lightweights will say this is great to see.
It is what it is. There's only a handful of these cars out there. Price seems about right as an asking price; someone will almost certainly buy it for something north of $100K.

Unlike a regular E36 M3 lightweight, this E36 M3 features a powerful and rare Group N/GT Engine rending this possibly one of the best examples of an E36 M3 lightweight.

Only 10K miles is obviously a plus, but this car is also stated to have a "rare Group N/GT engine" conversion, carried out by TC Kline. As a driver I'd see that as an advantage — moar power! — but would that be true for a collector?
Since I'm not a collector I have no clue. On one hand the uniqueness factor goes up, but on the other is the LTW authenticity diminished?

I think the ones modified by PTG early on with motor swaps certainly have more "credibility" as a collector car but in general the motor swaps should/would reduce value on such a limited production vehicle. Mine has an S54 and even though it has all original vin tags and decent mileage for an E36 M3 (66k) - its modified and is missing the original motor. It is not and will never be "collector grade" regardless of how nice I make it / restore it. But that's OK, I didnt buy it as a collector, just an enthusiast that likes to have something rare/unique. Sure I hope they get what they are asking but I dont see it happening unless it still had the original motor.
The current sellers have no idea if the car was tracked as its had multiple owners over a 20+ year history. Logic would say it has low miles and a race engine in it...was probably used at the track at some point.
Still a low mileage LTW, but I don't see it getting megabucks as it doesn't have the original engine.
no matter the price today, it will be worth more in 5-10 years. inventory is low and will only go in that direction.
