When depressing the exterior hatch release, with all doors unlocked, the hatch does nothing.. (no unlock, no sound, no nothing...)....
However it does open with the fob (sometimes).
There is no valet switch, and no keyhole for manual entry.
Any experience or advice?

Could be the tailgate "grip" as it's called. They can get torn or damaged and when you press the button, it doesn't activate the microswitch.

I have a 2014 BMW X3. The cargo hatch door does not open with either the key fob remote or the button under the dash. There is a clicking sound when I push either button. But the door does not open. I assume there is a manual release somewhere as there is on older BMW X3's but I cannot find it nor can I find info on internet as to where it is. Can anyone tell me how to release this stuck door? I'm hoping I can avoid taking it to BMW dealer for what I'm sure will be the usual costly repair. Thanks.
