Steering Rack

I took my car to my shop to get a tech sheet filled out for a DE. Apparently I'm starting to develop a small leak from the rack itself. Is this common for a 97 with 92k miles? If anyone has experience, how long did yours barely leak before it got really bad and needed to be replaced?

Any long term updates from the guys using the closer ratio Z3 racks? Do you miss the variable ratio of the original M3 rack?
