I just purchased at set of 17x8.5 for my e36, 245 star specs all around. A 5mm spacer is all that is needed up front, but how well do the 5mm spacers work? The profile of the hub dose not allow them to be truly hubcenteric. To me it would seem like the wheel will not have enough hub flange to sit on when using a 5mm spacer due to the fact that a hub centric profile can not be packaged in a 5mm spacer due to the stock hub flange height. Am i just overthinking this or have any of you guys had problems with 5mm spacers?

Under 10mm you usually need hub extenders. I just so happen to have a set of two brand new from Turner. $35 shipped in US if your interested. From Turner $59.95

I am thinking about just running a 10mm spacer if want to run 255's on all 4 later , how is the outboard fender clearance and rubbing like with a 245 with 17x8.5 et40 with a 10mm spacer in front?

The 3 mm and 5mm spacers are still going to allow the wheels to be hub centric.

5 mm spacers will not allow the factory rim to sit properly on the hub b/c the oem wheels are beveled on the center hub, I used 5 mm spacer on my fronts and the steering wheel started to vibrate at speeds of 55-75 mph. If you have wheels that do not have a beveled center hub then it should sit flush on the hub and not vibrate. But I recommend using 10mm with hub centric hub built into it. THats what I have now and no vibrations.
